T’puram: Technopark has invited proposals from experienced managed-office operators to run the Keralam GCC Launchpad, a proposed soft-landing centre for global capability centres (GCCs) at its Phase I campus.The facility, coming up at the Chaliyar IT building, will provide ready-to-use, fully serviced office space to global companies seeking to establish operations in Keralam. The launchpad will also offer govt facilitation for company formation and regulatory compliance, allowing companies to test their operations in the state before taking up long-term office space.The facility will be open only to GCC entities that do not have an existing presence in Keralam. For the first six months, occupants will be required to pay only operating costs and will not be charged for space or occupancy.Under the request for proposal (RFP), the selected operator will take the ground, first and second floors of the Chaliyar building, covering around 50,000 sq ft, on a 20-year lease. The operator will get a six-month rent-free period from the date of handover.The operator will develop and manage the launchpad on the ground floor on behalf of Technopark, while fitting out the upper floors to Grade A specifications and leasing them to GCCs. It will also be responsible for facilities management and business development aimed at attracting GCCs.Applicants should have at least three years of experience as a managed-office or flexible-workspace operator in India, with a minimum operational space of 40,000 sq ft. They should also have serviced at least two GCC or large enterprise clients.Experience in Keralam or South India, previous work with IT parks or govt agencies, and partnerships with GCC-focused industry organisations will be considered additional advantages.A pre-bid meeting has been scheduled at Technopark on Oct 13. Interested parties have to submit their proposals by 5 pm on Oct 31.The initiative is part of the state’s efforts to attract GCCs by leveraging its skilled workforce, digital infrastructure, cost advantages and quality-of-life factors. Technopark currently houses around 540 companies employing nearly 84,000 professionals across 13.147 million sq ft of IT space.
