The plan reserves 70% of the land for sports facilities

Noida: After years of stalled construction and uncertainty for homebuyers, Noida Authority has told Supreme Court it has approved a revised layout for the 300-acre Sports City project in Sector 150, clearing a key hurdle to development. The plan reserves 70% of the land for sports facilities.The move follows the court’s direction to lift the freeze on the project, though it does not mean all construction can resume automatically.In an affidavit, the Authority said Lotus Greens Constructions submitted the revised plan with the prescribed fee on Jan 2. The plan was approved in-principle at the Authority’s 222nd board meeting on April 6 after public objections were invited through newspaper notices and the Authority’s website and subsequently addressed. Formal approval was issued on May 6.Prepared by Skyline Architectural Consultant and vetted by the Sports Authority of India (SAI), the layout covers Plot 2 in Sector 150. Building plans for Plot SC-02 were approved on June 9. The Authority has also issued conditional occupancy certificates for four housing projects developed by Brick Rise Developers, Ace Infracity, Land Kart Builders and Samridhi Infra Square.The process is now moving to other Sports City projects. Last month, Logix Infra Developers submitted a revised plan for Sector 150, 3C Green Developers for Sectors 78-79 and ATS Homes for Sector 152. The Authority has invited public objections and suggestions before deciding on these proposals.On Oct 6, Supreme Court decided to hear the three project cases separately to examine the issues concerning each one. The next hearings are scheduled for Dec 9, Dec 16 and Jan 20.The Sports City concept dates back to 2004, when the Authority planned sports infrastructure for the Commonwealth Games. Four schemes were launched between 2010-11 and 2015-16, covering 32.3 lakh sqm (798 acres), with 70% of the area earmarked for sports facilities.A CAG report later flagged irregularities, including allotments made without required approvals. On Jan 18, 2021, the Authority halted development, including building map approvals and occupancy related processes. The report was subsequently placed before UP’s ‘public accounts committee’, which disposed of the CAG observations relating to Sports City on Aug 29, 2024.On Nov 24, 2025, Supreme Court directed the Authority to lift the ban within 30-45 days. The revised plan’s approval marks a progress, but buyers’ hopes of seeing stalled projects completed still depend on the next steps.
