Noida: Yamuna Expressway Industrial Development Authority (YEIDA) will on Monday roll out a residential scheme near Noida International Airport (NIA) offering 973 plots.Officials said 17.5% of plots will be reserved for farmers, whose land has been acquired for the planned development of the Yamuna area and NIA. There will also be 5% reservation for businessmen, who have functional industrial units in the Authority area. The land rate is priced at Rs 36,260 per sqm, and the allotment of plots across sectors 15-C, 18 and 24 — shall be made through draw.The project — which comes days after the airport’s inauguration on March 28 by Prime Minister Narendra Modi has been approved by UP Rera. People will be able to register through the Authority’s website, https://yamunaexpresswayauthority.com/, from Monday.Yamuna Authority CEO RK Singh said that this scheme aims to fulfil the growing demands of residential plots near Airport. “We are planning to launch two more residential plot schemes in three-four months to meet the demands,” Singh said.The allotment of plots shall be done on lease for a period of 90 years from the date of the lease deed. The last date to apply is May 6, while the draw of the scheme is scheduled on June 18.The residential plot scheme underscores the region’s rapid urban expansion. With flight operations set to begin soon, the demand for housing is expected to rise among professionals, investors and businesses.The plots will be available in sizes of 162sqm (476 plots), 183sqm (four plots), 184sqm (four plots), 200 sqm (481 plots), 223sqm (six plots) and 290sqm (two plots).According to the Authority, the park-facing, green-belt location will draw an additional 5% of the premium, and the corner location charges will also be 5% of the premium.The applicant needs to submit 10% of the premium as registration fee. In the case of successful applicants, the registration money shall be adjusted against the payable premium of the plot. For others, the registration money shall be refunded.As per the scheme, 100% of the total premium shall be paid within 60 days from the date of issue of the allotment letter. However, in certain circumstances, the time for making payment can be extended for a maximum period of 30 days.The scheme reflects strategic planning to accommodate future population inflow and boost real estate activity. It also signals confidence in the airport-led development model, positioning the Yamuna region as a key growth corridor in the National Capital Region.
