Noida: With the city’s land market heating up ahead of the airport’s expected launch in June, Noida Authority is set to throw open 35 plots across industrial, institutional, commercial and hotel categories, with reserve prices stretching from Rs 65 lakh to a staggering Rs 758 crore.Officials said the top-end pricing reflects the spike in investor interest driven by the Noida International Airport, which is scheduled to begin commercial operations on June 15.The plot scheme will open on May 19. Applicants can deposit the earnest money by June 9, while the last date for submission is June 11.“The Authority has decided to launch plots under different categories. The scheme will open on May 19, EMD can be submitted by June 9, and the final submission date is June 11,” CEO Krishna Karunesh said.The biggest chunk is in the industrial segment, where 19 plots will be allotted in sectors 3, 6, 7, 9, 10, 64, 80, 162 and Phase-II. These plots, sized between 115 and 8,000sqm, are meant for manufacturing and processing units. Reserve rates range from about Rs 24,000 to over Rs 57,000 per sqm, taking plot prices from Rs 65 lakh to Rs 18 crore.The institutional basket includes land for senior secondary schools, hospitals, nursing homes and corporate offices. Unlike the industrial and commercial plots, these will be allotted through an interview process rather than e-auction.For schools, the Authority has listed two plots — an 18,954sqm parcel in Sector 19 at Rs 143 crore and a 5,230sqm plot in Sector 42 at Rs 21 crore. Two hospital plots are also on offer — 10,680sqm in Sector 117 for Rs 70 crore and 10,224sqm in Sector 145 for Rs 89 crore.For nursing homes, a 1,160sqm plot in Sector 47 is priced at Rs 18 crore, while a 1,000sqm plot in Sector 41 carries a reserve price of Rs 11 crore. Two 1,950sqm plots in Sector 153 have also been offered for corporate offices at Rs 18.6 crore each.The costliest offerings are in the commercial builder category for plots above 20,000 sqm. A 29,408 sqm plot in Sector 18 has been priced at Rs 758 crore, the highest reserve price in the scheme. Two more large commercial plots — 23,454 sqm in Sector 96 and 37,058 sqm in Sector 93-B — are priced at Rs 401 crore and Rs 547 crore, respectively.Among smaller commercial plots, a 10,031sqm parcel in Sector 94 is priced at Rs 186 crore, while a 2,536sqm plot in Sector 18 is listed at Rs 99 crore.The Authority has also put three hotel plots on the block in sectors 71, 124 and 142, priced at Rs 148 crore, Rs 245 crore and Rs 159 crore, respectively.
