Hyderabad: It is not just Jubilee Hills, several colonies in Banjara Hills find are on the 22-A prohibited properties list. Official sources said survey numbers 102 and 102/1 are also on the govt’s prohibited list. Residents of these colonies discovered the shocking fact when some people wanted to sell their properties.For instance, a flat owner of Stone Valley Apartments, (society) approached the registration department to know about the ban on registration when he tried to sell his flat. The residential apartment was constructed over 20 years ago and now it has been classified as ceiling land.Similarly, some societies such as Godavari, Radhika and Yamuna Nagar and also a part of MLA Colony, Banjara Hills, having various survey numbers, have been put on 22-A. Revenue officials said govt has a claim over some land parcels in the same survey numbers and has put them in the prohibited category (Section 22 of the Registration Act restricts the sale, transfer or mortgage of properties on the prohibited list).Interestingly, state election commissioner (SEC) and former special chief secretary I Rani Kumudinil, who is the president of Stone Valley Apartments, wrote a letter to the Hyderabad collector last week to delete the Stone Valley residential apartment (H No 8-2-416) on Road No 4, Banjara Hills, from the prohibited property list.In her letter, while attaching the urban land clearance certificate, as it was shown as govt ceiling land, Rani Kumidini said: “The erroneous inclusion is causing severe hardship, preventing us from carrying out any transactions or registration of properties.”“We have Urban Land Ceiling Certificate. Our title is clear, valid and free from any govt acquisition, court litigation or assignment restrictions,” she said in the letter.Several apartment buildings and developers were crying foul over the inclusion of their properties in the prohibited category. “While giving permissions, both for layouts and buildings, the authorities concerned check ownership documents, land clearance, land usage and other aspects. After giving permissions, the issue is causing concern to many people at the time of registration,” a developer, whose property is facing the prohibited property issue in Nagole, told TOI.Credai, Hyderabad, president-elect Jagannath Rao Bandari said protecting govt land should not come at the cost of public trust. “The arbitrary inclusion of private properties under Section 22-A (prohibited list) has turned legitimate property owners into victims of administrative oversight. Govt should intervene immediately, fix these clerical mistakes and restore the confidence of property owners without delay,” Jagannath Rao added.Some land owners, whose land parcels were regularised by govt under the ceiling land, were now planning to approach the revenue minister and officials to resolve their issue immediately.
