Gurgaon: Deputy commissioner Ajay Kumar on Tuesday directed builders to expedite structural safety measures and warned of strict action for non-compliance.Taking a serious view of delays in post-audit repair works in group housing societies, the DC assessed the progress of the first phase of structural audits conducted in 15 group housing societies.Kumar issued a stern warning that builders failing to begin repair works within 15 days would face strict administrative action. He also directed the department of town and planning to initiate proceedings against erring developers to ensure compliance.The review meeting, held at the mini secretariat, was attended by builder representatives, RWAs and town planner (enforcement) Amit Madholia.Expressing concern, Kumar noted that several societies had completed structural audits, but necessary repair and rectification works as recommended in audit reports had not been initiated or were progressing slowly. Calling the delay “unacceptable”, he instructed builders to prioritise safety-related works and complete them within stipulated timelines.“This issue is directly linked to residents’ safety. Any negligence or delay will not be tolerated,” Kumar said, directing builders to submit detailed status reports of their respective projects. The reports must clearly outline completed and pending works along with defined timelines for execution.Officials were instructed to ensure that in societies where structural audits have been completed, empanelled audit agencies issue final reports at the earliest. In cases where visual inspections and non-destructive testing (NDT) reports have already been submitted but work has not begun, builders were asked to immediately mobilise resources and start repairs.For societies where progress has been found sluggish, developers have been directed to adhere strictly to timelines and complete the work without further delay. Kumar also emphasised the need for regular and periodic monitoring by empanelled structural auditors to maintain quality standards and ensure timely completion.During the meeting, some RWA representatives sought permission to undertake repair works independently due to delays by builders. The DC allowed this, subject to adherence to prescribed norms and technical standards and directed that quality checks be carried out by authorised agencies.Reassuring residents, Kumar said the district administration is committed to ensuring safety in residential complexes. “Structural audits are not a mere formality but a crucial mechanism to assess and ensure the safety of buildings. Active participation from all stakeholders is essential,” he said.
