HYDERABAD: Barely three months after its last mega sale, the Raidurg land auction scaled a new peak on Friday with an acre of prized land here fetching an unprecedented Rs 264 crore. The record-breaking bid for the parcel in the city’s most sought-after realty corridor — Knowledge City — was snapped up by MSN Realty.The company paid a staggering Rs 1,386 crore for the 5.25-acre land parcel in the e-auction conducted by the Telangana State Industrial Infrastructure Corporation (TGIIC).The previous highest bid recorded at the same site in Raidurg was Rs 237 crore per acre.While TGIIC had fixed 175 crore per acre as the reserve price for Friday’s auction, the govt received a 50.9% premium over it, much to the surprise of officials and market insiders.“Given the controversy over the land parcel being covered in heritage rocks, there was concern about the response to the auction. But the result has been overwhelming,” said an official.TGIIC will conduct a second auction for another land parcel measuring approximately five acres in the same survey number (83/1) on Aug 28. In May 2026, TGIIC auctioned a 6.29-acre land parcel in Raidurg for an astounding 237 crore per acre. This was closely followed by another big-ticket sale at 204 crore per acre in June.Friday’s record numbers “underscore the sustained intensity of investor demand for the corridor’s premium plots,” said TGIIC vice-chairman and managing director K Shashanka, adding that the auction further positions Raidurg “as one of India’s most dynamic real estate markets”.
