Lucknow: Small homeowners will now pay less for getting properties transferred in their names through a will or inheritance. State govt approved a proposal of the Lucknow Municipal Corporation to fix mutation fees based on the size of the house.Under the new rates, mutation of houses up to 1,000 sq ft will cost Rs 1,000. For houses measuring 1,001 to 2,000 sq ft, the fee will be Rs 2,000.Houses between 2,001 and 3,000 sq ft will attract a fee of Rs 3,000. For houses above 3,000 sq ft, the maximum fee will be Rs 5,000.The new rates are expected to come into effect within about 10 days of the LMC receiving govt order.At present, the civic body charges a flat Rs 5,000 for mutation of family properties. The fee applies to all houses, from small EWS homes to large bungalows. Under the new system, owners of smaller houses will pay less.About two years ago, fee for properties transferred through registered sale deeds was reduced following government directions. The LMC followed the system used by the Lucknow Development Authority and housing department.The reduced fee, however, did not cover properties transferred through wills or inheritance. LMC raised the issue with state govt and proposed a change in fee.Govt has now approved the proposal. LMC officials said the new rates would reduce the cost of mutation for small homeowners and make it easier to transfer family properties.
