Chandigarh: The UT administration has proposed allowing fragmentation only in industrial plots measuring 4 kanal and above, according to a draft issued Friday inviting public suggestions and objections.The administration is set to come up with a detailed framework for fragmentation under the proposed amendments to the Chandigarh Master Plan (CMP)-2031, aimed at ensuring regulated and sustainable development. A detailed clarification has been prepared to guide the process and prevent misuse.As per the proposal, no fragmentation will be permitted for plots with a width of less than 60 feet. For plots of 4 kanal and above, a maximum of three subdivisions will be allowed. The width of each resultant plot must not be less than 50 feet. However, if a 4 kanal (or larger) plot has a width of less than 100 feet, it can be split into two equal-width plots. Each resultant plot must be at least 1 kanal in area.Officials said the move is in line with CMP-2031 and Chandigarh Building Rules, 2017, and safeguards will be built in to prevent haphazard growth, unauthorised constructions and changes in the industrial character of plots.Sources said fragmentation by carving out new internal roads within existing plots — effectively leading to colony-like development — will not be permitted. Plot owners will be required to provide adequate parking and loading/unloading space within the premises as per norms.
