Residents of Supernova in Sector 94 have expressed concern over short-term rentals affecting security in their complex.

NOIDA: Short-term rentals listed on Airbnb, Oyo and Booking.com have come under the scanner at Supernova in Sector 94, with the residents’ association warning flat owners and tenants against renting out homes to guests for brief stays.The Supernova Apartment Owners’ Association has circulated a notice saying residents who list or rent out flats on these platforms for short-term stays could face legal action. The association said the responsibility would rest with the respective flat owners or tenants.The move comes days after a bed-and-breakfast operator was arrested for allegedly driving through a security barrier at the complex after guards stopped him from entering through the main gate.The incident, which was recorded by security guards and later circulated on social media, has intensified concerns among residents over the movement of short-stay guests and security at the mixed-use complex.Naresh K Nandwani of the Supernova AOA said the project has three towers — Nova East, Nova West and Spira Tower. Nova East and Nova West are fully residential and together have 582 units, while Spira Tower has a mixed-use component.Around 200 flats between the 19th and 43rd floors of Spira Tower are used commercially, including for short-term accommodation, Nandwani said.All three towers share a common campus and gates, he said, adding that residents have raised concerns about guests entering and leaving the premises at odd hours. The association said such movement had led to nuisance and raised security concerns in the predominantly residential complex.The latest action followed an incident on Wednesday involving Sector 15 resident Tushar Sharma, who operates a short-stay accommodation in Spira.According to police, Sharma reached the complex and allegedly tried to enter through the main Supernova gate instead of the designated Spira entrance. Security guards stopped him and asked him to use the tower’s designated gate.Sharma allegedly told the guards that one of his guests had been stopped at the reception and that he needed to enter the complex to check the guest in. He allegedly assured them that he would leave after dropping the guest.When the guards did not open the gate, an argument broke out. Sharma allegedly drove his Skoda through the boom barrier.Other guards recorded the incident, and the video was later widely shared on social media. Several users tagged the police on X, following which police took cognisance of the incident and registered a case at Sector 126 police station.Sharma was arrested on Thursday under BNS sections 352 and 324(4), relating to intentional insult and mischief causing damage.Police also found six pending e-challans linked to the Skoda’s owner, amounting to around Rs 36,000. The vehicle is registered in Ranchi, Jharkhand, and the pending challans in Delhi and Uttar Pradesh include violations such as overspeeding and illegal parking.The action at Supernova also comes against the backdrop of the UP government’s Bed and Breakfast and Homestay Policy 2025, which seeks to bring guest facilities operating from residential properties into a formal regulatory framework.
