Gandhinagar: The Gujarat Real Estate Regulatory Authority and the state urban development department have begun integrating GujRERA-registered real estate projects with town planning and development plan data, with monitoring through the PM Gati Shakti platform to improve service delivery. GujRERA, set up under the Real Estate (Regulation and Development) Act, 2016, oversees registration of real estate projects and agents in the state and handles regulation, monitoring and grievance redressal for registered projects. As part of project registration, promoters currently use Google-based services to define project boundaries and upload project information on the GujRERA portal. These services are also used to show project boundaries on maps, geo-fence project sites, capture geo-tagged photographs and search administrative boundaries accessible through GujRERA portal.Soon, these services will be provided to GujRERA through integration with the PM Gati Shakti platform. The integration is expected to enable spatial alignment of real estate projects with existing and proposed road networks, improve geo-spatial visibility of housing supply clusters, and support evidence-based urban governance. It will also allow cross-verification of land parcels against environmental zones, forest land, coastal regulation zones, defence areas and utility corridors to speed up project approvals and clearances while helping optimize infrastructure investment.Town planning schemes and development plans will be updated via a web feature service to determine whether proposed project investments fall within industrial, residential, green, or special zones, thereby expediting inter-departmental approvals. Officials said the integration of GujRERA and the urban development department is expected to strengthen urban planning, while monitoring through the PM Gati Shakti platform will improve data quality and help authorities plan citizen services in advance for developing areas.
