The Jewar region in Gautam Buddh Nagar district in the National Capital Region (NCR) is rapidly emerging as one of the state’s most promising new centres of industrial, institutional and urban development under the Yogi government. With the expansion of the Noida International Airport and a series of large-scale projects being planned by the Yamuna Expressway Industrial Development Authority (YEIDA), the area is steadily transforming from a largely agricultural landscape into an integrated economic zone.The decisions taken at YEIDA have further strengthened this transformation. The approved initiatives span healthcare, higher education, pharmaceuticals, medical devices, electronics, sports, agriculture and transportation, indicating that the Jewar-Noida Airport region is being planned not merely as an airport-linked industrial area but as a diversified economic and urban ecosystem.One of the most significant proposals is the development of a 500-acre medical Hub in Sectors 13 and 14. The project is expected to create a major centre for healthcare, medical education and allied services. Alongside the medical hub, a 480-acre university township in Sector 14 has also been planned. Together, these projects could establish Jewar as an important destination for medical education, research, healthcare services and knowledge-based employment.The combination of a medical hub and university township has the potential to create a wider institutional ecosystem. Hospitals, diagnostic centres, research facilities, educational institutions, hostels, laboratories, healthcare services and supporting businesses can develop around these anchor projects. This could generate employment for doctors, nurses, technicians, teachers, researchers and a large number of skilled and semi-skilled workers.Jewar’s emerging identity will not, however, be restricted to healthcare and education. Sports infrastructure is also being incorporated into the region’s development plan. Around 50 acres in Sector 23D has been identified for a modern international stadium. Such a facility could provide athletes from Uttar Pradesh with improved training and competition infrastructure while also creating the possibility of hosting national and international sporting events.The proposed stadium could also stimulate the development of sports-related economic activity, including hospitality, retail, coaching, sports academies and event management. With the airport providing international connectivity, the region could eventually have the infrastructure to host large sporting events and tournaments.Agriculture, which remains important to the surrounding rural economy, is also being integrated into the emerging urban-industrial landscape. Around 36 acres in Sector 34 has been identified for a modern mandi. The facility is intended to provide farmers with better marketing, storage and trading infrastructure. A modern agricultural market can help bring greater organisation to the movement of farm produce and strengthen the connection between farmers and expanding urban markets.Connectivity is another critical pillar of Jewar’s development. With passenger traffic and economic activity expected to increase around Noida International Airport, YEIDA has identified land in Sector 23C for an interstate bus terminal. The terminal is expected to improve public transport connectivity between the airport, industrial zones and emerging urban centres.The bus terminal will be particularly important because the economic success of an airport-led development zone depends not only on aviation infrastructure but also on efficient last-mile and regional connectivity. Better road and bus connectivity can make it easier for workers, entrepreneurs, students, tourists and passengers to access the region.A major international investment dimension has also been added to Jewar’s development strategy. The YEIDA board has approved the reservation of 300 acres in Sector 6 for Taiwan City. The proposal is aimed at attracting Taiwan-based companies and investments, particularly in technology, electronics and manufacturing. If successfully implemented, the project could strengthen the region’s position within global manufacturing and supply chains.The proposed Pharmaceutical Formulation Manufacturing Cluster, also in Sector 6, represents another major industrial opportunity. Around 100 to 125 acres has been earmarked for the cluster, where companies could manufacture tablets, capsules, injectables, oral liquids, topical preparations and other finished dosage forms in accordance with national and international Good Manufacturing Practice standards.The pharma cluster could help Uttar Pradesh attract both domestic and international pharmaceutical companies. It could also generate a network of ancillary industries, packaging units, logistics providers, testing laboratories and other suppliers. The long-term objective is to connect the region with the wider national and global pharmaceutical value chain.Medical technology is another emerging pillar. YEIDA has approved a proposal for a medical device testing facility at the Medical Device Park, with the facility proposed in accordance with the US FDA’s Accreditation Scheme for Conformity Assessment. The proposed centre is expected to provide testing and conformity assessment services for medical devices, reducing the dependence of manufacturers on overseas laboratories.Services envisaged include electrical safety, electromagnetic compatibility, mechanical performance, software validation, sterilisation and packaging validation. For domestic manufacturers and MSMEs, the availability of advanced testing facilities within India could reduce testing time and costs while improving their ability to compete in international markets.The development push is also accompanied by efforts to ensure that farmers participating in planned development receive better compensation. YEIDA has approved a 6 percent increase in the mutually agreed land purchase rate, taking it from Rs 4,300 to Rs 4,558 per square metre for land acquisition in the relevant areas of Gautam Buddha Nagar and Bulandshahr. An alternative arrangement of Rs 4,037 per square metre along with 7 percent abadi plots has also been determined.The Authority’s financial figures indicate the scale at which development activity is gathering pace. Its total receipts increased from Rs 974.37 crore as of July 31, 2025, to Rs 1,853.74 crore as of July 31, 2026, representing a 90.25 percent rise. A substantial portion of expenditure has been directed towards land acquisition and repayment of loans, reflecting the capital-intensive nature of planned development in the region.Even basic infrastructure is being strengthened alongside these large projects. A culvert over the Karban River on the service road along the Yamuna Expressway in Agra district has been approved to address waterlogging and maintain traffic movement during the monsoon.Taken together, these initiatives point towards a broader transformation of Jewar. The region is being planned around multiple economic engines rather than a single project. The airport provides the connectivity anchor; industrial clusters can generate manufacturing and investment; the medical hub and university township can create a knowledge economy; the stadium can add sports and event infrastructure; the mandi can support the rural economy; and the bus terminal can integrate the emerging urban centres.The Jewar-Noida Airport region is therefore acquiring the characteristics of a new integrated economic corridor. Its significance extends beyond Gautam Buddha Nagar, with potential linkages to Bulandshahr, western Uttar Pradesh and the wider National Capital Region.The larger vision is to create a globally connected industrial and investment ecosystem capable of attracting capital, generating employment and supporting new urban growth. With its combination of airport connectivity, industrial land, institutional projects and planned infrastructure, Jewar is poised to become one of Uttar Pradesh’s most important growth centres in the coming years.When these projects will be implemented as planned, Jewar could emerge not merely as the location of Uttar Pradesh’s new international airport, but as a major economic gateway connecting the state to national and global markets.
