A recent marquee transaction in the Mumbai real estate market has once again drawn attention to the city’s ultra-luxury housing segment. Tanya Dubash of the Godrej Group reportedly purchased a sea-facing apartment on Worli Sea Face for nearly ₹300 crore, with the deal said to have been transacted at upwards of ₹2.50 lakh per sq ft, among the highest residential rates recorded in 2026.

Real estate consultants say there is no fixed benchmark. Prices vary sharply depending on the project, apartment size, floor level, exclusivity of the residence, the profile of residents, views, amenities and the exact stretch of the sea-facing boulevard. In a market where scarcity and prestige command a premium, even older standalone buildings can carry valuations running into tens of crores, while trophy residences in branded luxury towers can cross ₹200 crore with ease.
How much do luxury apartments on Worli Sea Face cost?
According to real estate experts, premium luxury apartments on Worli Sea Face are typically priced between ₹80,000 and ₹1 lakh per sq ft, while the most exclusive residences can command rates of up to ₹2.80 lakh per sq ft.
“Apartments on Worli Sea Face remain among Mumbai’s most expensive residential assets, with prices typically ranging between ₹1.5 lakh to ₹2.5 lakh per sq ft. Most homes are upwards of 3,500 sq ft carpet area, making the entry ticket significantly high,” said Ritesh Mehta, Senior Director and Head (North and West), Residential Services and Developer Initiatives, JLL India.
“At the relatively affordable end, homes start at around ₹10 crore. On the ultra-luxury end, marquee developments in Worli Sea Face can go up to approximately ₹140 crore, while duplex residences in the locality are priced between ₹125 crore and ₹250 crore,” Mehta said.

According to Mehta, monthly maintenance costs typically range from ₹30,000 to nearly ₹3 lakh, depending on the project, apartment size, and amenities offered.
What’s behind the name Worli Sea Face
Worli Sea Face gets its name from its location along the seafront in the Worli neighbourhood of Mumbai. In Mumbai, the term Sea Face is commonly used for roads or promenades that directly face the Arabian Sea. Much like Marine Drive or Carter Road, Worli Sea Face refers to the stretch of road and residential area overlooking the coastline.
The locality became especially prominent because of its uninterrupted sea views, upscale residential buildings and proximity to South Mumbai and the Bandra-Worli Sea Link. Over time, Worli Sea Face evolved into both a geographic identifier and a marquee real estate address.
Historically, Worli Sea Face attracted wealthy industrialist families linked to Mumbai’s textile, shipping and finance industries. Its sprawling sea-facing apartments and bungalows helped establish the locality as one of the city’s most coveted residential addresses.
However, real estate experts say the skyline underwent a major transformation after the opening of the Bandra-Worli Sea Link in 2009 and the rise of the Bandra-Kurla Complex as a key commercial hub. Luxury high-rises with sea-facing residences gradually replaced older buildings, reshaping the neighbourhood’s character.
Tanya Dubash’s recent luxury apartment purchase in Worli
Adi Godrej’s daughter Tanya Dubash and her company, Shaula Real Estates Private Limited, have purchased two more luxury sea-facing apartments in Mumbai’s Worli for over ₹294 crore at ₹2.53 lakh per sq ft, making it one of the country’s most expensive residential transactions, according to property registration documents accessed by Zapkey.
The apartments were purchased in a building named Naman Xana on Worli Sea Face. Dubash had earlier bought a luxury duplex apartment in the same building in May 2025 for over ₹226 crore.
According to Zapkey.com, the two apartments were purchased at a per-square-foot price of ₹2.53 lakh. This is one of the highest per-square-foot prices in the Mumbai real estate market.
Previous transactions in Worli Sea Face
In May 2025, Naman Xana was in the limelight, as Leena Gandhi Tewari, chairperson of USV, purchased property last year for a total of ₹639 crore, one of the most expensive deals in the country.
The transaction was closed at around ₹2.80 lakh per sq ft, the costliest in the country’s history.
