Pune: A major portion of the city’s IT corridor, comprising Hinjewadi, Wakad, Ravet, Kiwale and Mahalunge, continues to drive the growth in the overall residential market.As per Gera Residential Realty’s report, Hinjewadi saw sales of 4,230 residential units (8% increase from the same period 2024-25), Wakad sold 1,837 units (up 7%), Kiwale saw a rise of 4% with the sales of 1,569 units, and Ravet saw sales of 1,423 units (up 5%), between June 2025 and June 2026. In other words, the sales of residential units have shifted towards Hinjewadi, Wakad, Ravet, Kiwale and Mahalunge, leaving behind Aundh, Baner, Bavdhan and Pashan.North-western corridor registered home sales of 12,120 units between Jan-Jun 2026, higher by 29% compared to same period last year, as per data from Credai and Cre Matrix. The area has experienced a 7% compounded growth rate between 2022 to 2026.As per Knight Frank India, however, the IT corridor saw a decline of 8% between Jan-June 2026, with these areas collectively selling 8,944 homes.In the year 2025-2026, the maximum number of residential units were sold in the western part of the city despite the decline. These areas, dubbed the growth engine of the city’s home sales, are burdened by a lack of good roads, electricity and delays in major infrastructure projects.Despite this, the developers are bullish on the long-term growth owing to their connectivity to Mumbai and proximity to the IT corridor. Manish Jain, president of the Pune Credai chapter, told TOI that Hinjewadi and Wakad, along with Kharadi and Mundhwa, continue to outperform because of their strong IT ecosystem and employment opportunities.Hinjewadi, Tathawade and Wakad accounted for a significant share of new launches, highlighting continued preference for developers, noted the report of Knight Frank India. Similarly, the Gera Realty report also noted that Hinjewadi ranked highest within Pune in terms of new launches with 3,911 new flats, followed by Punawale (3,568 units).“Looking ahead, Pune’s residential market is expected to continue benefiting from ongoing infrastructure investments, particularly the expansion of metro connectivity along the Hinjewadi–Shivajinagar corridor,” said Vilas P Menon, Pune branch head of Knight Frank India..
