Ahmedabad: Auda (Ahmedabad Urban Development Authority) is set to make a decision that will determine whether industrial units in and around Sanand will receive relief in land deduction. The decision will determine whether existing industrial units, constructed by surrendering lower land deduction, can receive relief under the draft Town Planning (TP) schemes.Bosch Rexroth (India) Pvt Ltd, at Iyava in Sanand, had its construction plans for an industrial unit approved in 2012, during which only a 6.3% land deduction was made. However, the Auda chairman has now been empowered to decide whether a 20% deduction should be applied during the future expansion of this industrial unit.If this industrial unit receives relief, others will too.The proposal tabled in Auda’s Aug board meeting cites the representation submitted by Bosch Rexroth (India) concerning land across various survey numbers situated in Moje Iyava village of Sanand and covered under Draft TP Scheme No. 134.The tabled document notes that approval was sought “to recommend to the town planning officer (TPO) not to enforce any additional deduction beyond the deduction already made as per the previously obtained development permission for undertaking future expansion.”The proposal further states: “For the land across various survey numbers covered under Draft TP Scheme No. 134 (Iyava-Rupavati-Khoda), Bosch Rexroth (India) obtained development permission on May 28, 2012.”At the time, the proposal says, no policy stipulated a 40% land deduction in non-TP areas. “Therefore, only a 6.3% land deduction was made strictly for roads.” The proposal says the applicant obtained Building Use (BU) permission on April 24, 2013.The proposal adds: “Following this, Auda declared the intention for Draft TP Scheme No. 134 (Iyava-Rupavati-Khoda) on March 7, 2021.” According to the proposal, the state govt has appointed a TPO who applied a 20% land deduction, but the applicant challenged the action in Gujarat High Court.Bosch Rexroth has requested that no additional deduction be made, beyond what was approved earlier, for expanding its manufacturing plant, which, the proposal quotes the company as saying, will “generate more employment and contribute to the development of Gujarat state.”“Development and BU permissions were granted across various villages in Sanand and surrounding areas after applying lower land deductions,” a source said. “Draft TP schemes covering those villages are currently being prepared. Consequently, the question has arisen whether to demand the deficit/shortfall land deduction when drafting TP schemes. If Auda decides not to apply further land deduction for expansion, other industrial units will benefit.”
