Gurgaon: The department of town and country planning (DTCP) has scheduled a fresh inspection of the Raheja Akshara project in Sohna. The inspection will be held on Sept 7.The fresh inspection — amid a court case pertaining to the plotted affordable housing project — is taking place since an earlier visit could not be conducted because a representative of Haryana Shahari Vikas Pradhikaran (HSVP) chief engineer was unavailable. The earlier inspection was scheduled for Aug 26.According to a Sept 1 communication issued by senior town planner, the inspection will be held by a committee constituted in compliance with a May 1, 2025 order of Punjab and Haryana High Court in a case filed by Akshara Plot Buyers Welfare Society.The immediate purpose of the inspection, according to the letter, is to ascertain the latest status of development works and submit the report to the directorate.Raheja Akshara, a 6.81-acre plotted project in Sohna Sector 14, was registered under Rera in June 2017, with the authority recording Dec 31, 2022 as its likely completion date. The project is now classified by Haryana RERA as a “lapsed project”, with its registered completion date having passed. Nearly four years after the deadline, DTCP has scheduled the fresh inspection.The department has asked representatives of the buyers’ welfare societies and developer Raheja Developers to remain present. HSVP superintending engineer (Circle-I), district town planner and executive engineer, division-VI, have also been directed to participate.The Sept 1 letter specifically marks the matter “most urgent” and directs officials to coordinate with all concerned parties.The Sept 7 inspection is expected to provide the authorities with an updated, on-ground assessment of development works, which can then form part of the department’s compliance report.The findings of the inspection, rather than the allegations raised by individual buyers or claims on property portals, will be crucial in establishing the present development status of the project.The govt communication does not itself allege any wrongdoing by the developer. However, the renewed inspection comes against the backdrop of legal proceedings involving purchasers of the project.Public records identify Raheja Akshara as a plotted development in Sector 14, Sohna, promoted under the Deen Dayal Jan Awas Yojana. Raheja’s own website continues to list Akshara as a residential plotted project in Sector 14.There is also a documented consumer dispute involving an Akshara purchaser. In a Jan 2026 case, Anupam Madan vs Raheja Developers, the complainant stated that he had applied for a residential plot in Akshara/DDJAY/F6 in Oct 2021 and alleged that promised documentation, including the builder-buyer agreement, was not executed within the stated period. The case was decided by the consumer forum. The online judgement records the allegations and proceedings.Haryana Rera records also show complaints concerning Raheja’s Akshara project. A publicly available Rera cause list, for instance, records Rera-PKL-2361-2023, Anubhav Jain vs Raheja Developers Ltd (Akshara, Nuh).At the same time, property portals currently describe the project as ready to move and cite possession dates in 2021, underscoring why govt’s latest physical assessment could be significant. These are portal listings rather than govt findings and should not be treated as proof of actual completion.
