Mumbai: After the 101.4-acre Juhu Galli in Andheri West, Slum Rehabilitation Authority (SRA) has now lined up one of the biggest slum clusters of the city in Wadala’s Antop Hill, spread across 450 acres, for redevelopment. Two other mega clusters—Majaswadi (260 acres) in Jogeshwari East and Behrampada (140 acres) in Bandra East—are set to be redeveloped as well.SRA has initiated the process of obtaining approval from the state’s high-powered committee to undertake the work on the three clusters.A Reliance-led consortium had recently emerged as the highest bidder among three for the Juhu Galli project—the first in the city to go for slum cluster redevelopment—after it offered to pay 35.1% premium to SRA, 10% above the regular premium of 25%.SRA officials said the Juhu Galli slum cluster was undertaken as a pilot project. It is expected to deliver over 28,000 rehab homes. SRA CEO Mahindra Kalyankar said encouraged by the response to this “landmark project”, SRA identified 18 additional slum cluster areas for redevelopment under the scheme. These projects will have land parcels of over 50 acres and house thousands of slum tenants.“With the vision of transforming Mumbai into a slum-free city and ensuring access to safe, dignified and permanent homes for citizens, the state govt has introduced several progressive measures under Housing Policy 2025,” said Kalyankar. “As part of these initiatives, it took a landmark decision in Nov 2025 to implement the slum cluster area redevelopment scheme with the objective of accelerating large-scale redevelopment of slum pockets through a planned and integrated approach.““The Juhu Galli project received an encouraging response through a transparent and competitive tendering process. Reliance 4IR Realty Development Ltd made the bid in a consortium with Mahadev Realtors Juhu PVT Ltd, which is a subsidiary of Aspect Reality, and emerged as the successful bidder,” an official said. Officials said a proposal to appoint Reliance 4IR Realty Development Ltd has been submitted to the state govt for approval.Kalyankar said the response to the Juhu Galli project reflects the growing participation of leading private sector companies in slum redevelopment initiatives.
