Lucknow: The UP govt is set to introduce uniform building regulations across its industrial development authorities. For this, the industries department has readied a draft Model Building Regulations-2026, proposing simpler approval processes and higher development potential.The draft, which is to be placed before the cabinet soon, was reviewed by industrial development minister Nand Gopal Gupta ‘Nandi’ here on Tuesday. “The proposed regulations were designed to make UP a more investor-friendly state by simplifying construction norms,” Nandi told TOI. He added that the reforms would help boost investment, employment and planned urban development while supporting the state’s goal of becoming a $ 1 trillion economy.The rules will be implemented across industrial authorities, including Noida, Greater Noida, Yamuna Expressway Industrial Development Authority (YEIDA), Gorakhpur Industrial Development Authority (GIDA), Uttar Pradesh State Industrial Development Authority (UPSIDA) and Uttar Pradesh Expressways Industrial Development Authority (UPEIDA).Among the key proposals is a significant relaxation in floor area ratio (FAR) norms. The draft raises permissible FAR based on road width and removes the upper FAR limit altogether for plots located on roads wider than 45 metres, a move aimed at promoting vertical development. Residential plots up to 100 square metre and commercial plots up to 30 square metres would be eligible for registration through self-certification for a token fee of Re 1. The draft also proposes deemed approvals for building plans prepared by empanelled technical experts within prescribed limits and introduces a deemed NOC mechanism.Industrial plots measuring four acres or more will be required to provide dormitory facilities, while data centres will be eligible for additional FAR and relaxed parking norms. The draft proposes removing the minimum plot size requirement for hotels with up to 20 rooms, introducing dedicated standards for hospitals and diagnostic centres and permitting mixed-use development along roads that are 30 metres or wider.
