Prayagraj: A large parcel of land belonging to the Prayagraj Development Authority (PDA) in Kareli-Karelabagh, which has remained under illegal occupation for decades, is set for redevelopment with a new residential project, ‘Tulsi Vihar’.The project is also expected to include a prominent ‘Tulsi Chowk’ on the adjoining road, giving a new identity to the area that was historically known as Tulsipur.PDA conducted a survey of the land after vice-chairman Rishi Raj directed officials to verify its records and ground status. The survey and subsequent verification of revenue records reportedly confirmed that a substantial portion of PDA land was under illegal occupation and unauthorised construction.The authority is now preparing to remove the encroachments before taking up development work. The proposed Tulsi Vihar scheme will include residential units along with roads, parks, green areas and other essential civic facilities.The project will be part of PDA’s larger development plan that includes the proposed Aerocity near the airport and Padamlok in Kasari-Masari.Rishi Raj said the identified land falls in an area whose old name was Tulsipur, but the name gradually disappeared with urban expansion. The proposed chowk and housing project will seek to revive the name, he said.Meanwhile, PDA is preparing a new scheme during Navratri for the sale of more than 400 vacant flats across its residential projects. Buyers will be eligible for benefits of up to 18% on the flat cost through a combination of interest waiver and an additional discount for early payment.PDA is already offering up to 12% relief on interest charged on flat prices. Buyers depositing the entire flat cost within 45 days of allotment will get an additional 6% discount, taking the total benefit to 18%.The new system will also allow a buyer to purchase more than one flat. Unlike the earlier lottery system, allotments will now be made on a first-come, first-served basis.PDA is developing an online portal for the scheme. Applicants will have to deposit 10% of the flat’s total cost within three days of applying. Failure to complete the process within the stipulated period will automatically cancel the allotment.
