Bengaluru: In a move expected to benefit thousands of families and joint property owners in the city, Greater Bengaluru Authority (GBA) and its five city corporations Saturday launched an online ‘plot sub-division’ service that allows owners holding a joint A-eKhata to split the property and obtain separate e-khatas.The facility, introduced on the eAasthi 2.0 platform, addresses a long-pending demand from citizens who jointly own sites and often face difficulties while selling, gifting, mortgaging property, obtaining building plan approvals or paying property tax independently.Under the new service, owners whose individual shares are clearly recorded in a single A-eKhata can apply online to divide the property and obtain separate A-eKhatas in their respective names. The provision applies to family members, legal heirs, relatives and even non-family joint owners.Officials said the service will streamline property transactions and reduce dependence on manual processes. Once separate e-khatas are generated, each owner can independently manage property-related transactions, including sale, mortgage, gift deeds, building plan sanction and tax payments. The facility is available only for A-eKhata properties where the ownership share of each joint holder is already recorded. It covers vacant sites and plots with buildings up to 2,000 sqm, while multi-storey apartment units are not eligible under this service. Larger plots exceeding 2,000 sqm must continue to follow the existing town planning approval process. To qualify, every newly created plot must have a minimum area of 50 sqm, road frontage of at least six metres and independent access to a public road, either directly or through an internal road. Internal access roads, where required, must be at least 3.5 metres wide.Applicants are required to upload a sub-division sketch prepared by a registered architect showing the original plot boundaries, the proposed division among owners and road access details. The sub-division fee will be levied as a percentage of the property’s guidance value, ranging from 0.2% for residential properties to 0.5% for non-residential properties. For instance, a residential property with a guidance value of Rs 1 crore would attract a fee of Rs 20,000.The online application can be submitted through the GBA’s eAasthi portal, where owners can enter their details, upload documents and make payments digitally after approval.—Box:Key features-Joint A-eKhata holders can obtain separate e-khatas online-Applicable to family and non-family joint owners-Covers plots up to 2,000 sq m-Fee ranges from 0.2% for residential properties to 0.5% for non-residential properties
