Bengaluru: The BDA has initiated the process to prepare a Revised Master Plan 2041 for areas falling outside the jurisdiction of GBA. Signalling its renewed focus on peripheral regions, BDA issued a tender notification on April 1.This development comes after planning power for areas within the GBA limits was handed over to the municipal corporation, effectively ending BDA’s role in core city planning and prompting the agency to concentrate on nearly 500 sqkm of land beyond the GBA limits. This expanse, according to sources, includes significant stretches of revenue land, which is expected to play a crucial role in Bengaluru’s future growth trajectory.The GBA has already begun groundwork for its own master plan and the BDA is likely to complete the tendering process within the next two months, following which work on the Revised Master Plan 2041 will commence. The proposed master plan is expected to focus on land-use optimisation, particularly for revenue land under BDA’s jurisdiction. Planners are likely to explore the conversion of such lands into residential, commercial and mixed-use zones. This aligns with broader efforts to decentralise growth and reduce pressure on Bengaluru’s already saturated core areas.The success of this dual-planning model — where GBA and BDA operate independently — will depend on coordination between the two agencies to ensure seamless infrastructure development and avoid fragmented growth. “Though we don’t have much to do within the urban city under the GBA limits, we will still need to coordinate with them for the planning and works as some projects will run through GBA’s boundary and outside GBA limits. So departmental coordination will continue to happen,” senior BDA officials told TOI.
