Pune: State govt has prepared a draft proposal to set up a flatted manufacturing facility for micro, small and medium enterprises (MSMEs) at Kharabwadi village near Chakan MIDC at about Rs 28 crore, including land acquisition, site development and construction cost.Flatted units are production or storage facilities for MSMEs structured like apartments in a building in order to save space. The flatted structure will have 19 units on three floors — ground, first and second. The facility will have built up areas of 38,000sqft with lifts, washrooms, reception area and administrative office. Of that, 20,452sqft is allocated for the 19 individual units. The expected rent is at Rs 85 per sqft.The project aims to provide ready-to-occupy industrial spaces for small businesses in one of the country’s most sought-after automotive manufacturing hubs.Western Maharashtra Development Corporation Limited (WMDC), the implementing agency for the project, has submitted the proposal to the Union MSME ministry. Statutory approvals are being sought from the Pune Metropolitan Region Development Authority (PMRDA) for the building plan and from the Maharashtra Pollution Control Board (MPCB) for environmental compliance, Shubham Gupta, managing director of WMDC, said.This facility will offer ready-to-move industrial spaces with common utilities, helping MSMEs reduce both operational costs and the time spent on regulatory processes.The initiative comes amid rising industrial land prices in Chakan, a major automobile manufacturing cluster. Escalating land costs have increasingly made it difficult for small manufacturers to establish operations in the area.Officials believe the flatted factory model could also help address land constraints in the industrial belt by enabling more efficient use of available land. Former Maharashtra Industrial Development Corporation (MIDC) chief executive P Velrasu had earlier said the agency was exploring land parcels in Talegaon to accommodate future industrial demand from the Chakan region.
