Prayagraj: Prayagraj Municipal Corporation has provided major relief to property owners in the city by introducing a fixed-fee system for property mutation, replacing the earlier percentage-based charges.The revised rates came into effect following publication of the official gazette on Friday. Under the new system, property owners will pay a uniform fee instead of 0.5% of the total property value. For properties valued above Rs 50 lakh, the mutation fee was capped at Rs 10,000, significantly reducing the financial burden on buyers. Municipal officials said the proposal was approved by the municipal corporation house nearly seven months ago. The state govt directed all urban local bodies to implement a uniform mutation fee structure to enhance public convenience. However, implementation in Prayagraj was delayed due to procedural formalities and pending documentation. After the proposal was cleared by the civic body, objections invited in Nov were disposed of, following which the proposal was sent for gazette notification in Dec. The process was further delayed as certain documents were incomplete, but the required papers were submitted on Feb 20, enabling publication of the notification. According to the revised structure, mutation charges will range from Rs 1,000 to Rs 5,000 depending on property area and valuation while properties worth above Rs 50 lakh will attract a maximum fee of Rs 10,000. Officials said the benefit of the new rates will apply primarily to property transactions carried out after issuance of the gazette notification. Municipal commissioner Sai Teja said the decision was part of ongoing efforts to simplify civic services and provide better facilities to residents. Chief assessment officer PK Mishra said: “The new system is expected to benefit a large number of citizens by making the mutation process simpler and affordable.”
