Bengaluru: MG Road Metro station is set to undergo a major commercial facelift, with 6,673sqft on the ground floor being earmarked for development because of the station’s proximity to the central business district (CBD).Earlier this week, BMRCL floated a request for proposal (RFP) to develop and maintain the project, described as a large-format commercial and experience space, which will include office and co-working spaces, home appliance showrooms, innovation centre, interior design studio, apparel and jewellery stores. Interested parties have been given till May 5 to submit their bids.This upgrade will not include food courts, restaurants, or hypermarkets. Any sites that draw significant crowds, such as cinema halls, gaming arcades, and grocery centres, will not be allowed, to avoid crowd congregation and disturbance to commuters. The station already witnesses significant daily footfall, which is only expected to increase once the Pink Line becomes operational. MG Road will also function as an interchange station. Once bidding is completed, the successful bidder will operate the premises as a single integrated commercial entity along the lines of shopping malls. BMRCL has set a minimum reserve price of Rs 9.4 lakh per month to be paid by the licensee. It has also set a requirement for a three-year minimum annual turnover of Rs 12 crore. “The main objective of this project is to maximise revenue generation using the space available,” a BMRCL official stated.
