MUMBAI: In a first for the city’s real estate sector, an AI-based air purification system is set to be deployed across a large-scale development, with Superb Realty partnering deep-tech firm Praan to roll out intelligent indoor air infrastructure spanning over 1 million sq ft.The deployment will begin at the developer’s commercial project and will be scaled across upcoming residential and mixed-use developments in Mumbai. The move signals a shift in how developers are integrating environmental quality into core design and infrastructure, beyond traditional metrics such as location and amenities.Industry experts note that indoor environmental quality is increasingly emerging as a measurable determinant of asset value, productivity and long-term health outcomes. “Air quality is fast becoming a quantifiable premium in real estate,” said Shilpin Tater, adding that data now links cleaner indoor air to improved cognitive performance and occupant well-being.Praan’s proprietary system combines real-time environmental sensing with AI-led optimisation and adaptive purification. According to the company, the technology can remove ultrafine particles significantly smaller than conventional filtration benchmarks and eliminate harmful gases at faster rates, enabling buildings to dynamically respond to fluctuating indoor and outdoor air conditions. “Air remains one of the least optimised systems in building design despite being the most frequently used interface,” said Angad Daryani.The initial rollout at Superb Altura will serve as a pilot, creating a benchmark for future deployments across the company’s portfolio. The model has been designed for scalability, allowing integration across a wider pipeline of projects.Global studies indicate that individuals spend nearly 90% of their time indoors, where air can be 2–5 times more polluted than outdoors due to particulate matter, volatile organic compounds and microbial pollutants. The World Health Organization has repeatedly flagged air pollution as a leading environmental health risk, with India housing several of the world’s most polluted urban centres.With urban density and pollution levels rising, developers are increasingly focusing on wellness-oriented infrastructure, particularly in premium housing and Grade A commercial spaces. The initiative positions Superb Realty at the intersection of real estate, health and climate technology, reflecting a broader shift towards data-driven, occupant-centric urban development.
